Realtor concept · Cape Coral

The brief
What we built.
A concept rebuild for an independent Cape Coral brokerage that has been open since 2005 and works in English and German. A concept we built unprompted, to show what the site could be; not affiliated with the business.
- A giant brass key that runs down the page and unlocks in four steps: call, market analysis, list or search, keys in hand
- A free market analysis form with an address box
- The team, client reviews and a neighbourhood guide, with a German-language section
- 15 pages with real estate markup
The numbers
Google Lighthouse, mobile, their site before and our concept after. Local Lighthouse 13.5, mobile (machine under heavy load, so pessimistic); official PageSpeed run was not recorded · Local Lighthouse, mobile, against the live concept (rescue-gulf-gateway.vercel.app); official PageSpeed report not recorded The SEO score is left out of the comparison: concepts are hidden from search engines, and that alone caps Google’s SEO score at 69.
The business
Who we were dealing with.
Independent real estate brokerage in Cape Coral, Florida covering residential, commercial, vacant land and property management.
Their brand as it was
- Marlin-and-sun logo
- Generic iHouseweb real estate template with a stock-photo hero and search form
- Homepage counter reads '18 Years In Real Estate' while founding year implies 21
Worth knowing
- Founded 2005 by the broker-owner
- Claims $500+ million in sales
- 12+ agents; 13 communities served from Bokeelia to Naples and Sanibel
- IDX home search, instant market report and Dream Home Finder tools
- Has an empty 'Boating Map' page
The research
How we studied the industry, top to bottom.
Why this business
- Picked from 18 local brokerages as the worst performer: local mobile performance 1 (LCP 17.8 s)
- Established owner-operated independent with a bad first phone screen and no headline or call/list button
- Real story and waterfront hooks to build on: bilingual team, $500M sales, empty Boating Map page
The industry
- Buyers start with a home search and want a clear headline, who the broker is and an easy way to call
- A free market analysis is the main lead offer for sellers; the notes put it above the fold in the concept
- Trust comes from track record, testimonials and Google reviews; the old site buried testimonials on an inner page
The local market
- Cape Coral is a canal-and-waterfront market; Cape Coral median list was $399k and median sold $370k in Sep 2026 per their own market report
- Communities served: Cape Coral, Fort Myers/FMB, Lehigh Acres, North Fort Myers, Pine Island/Matlacha, Sanibel/Captiva, Bonita Springs, Naples/Marco and others
- German-speaking buyers are part of the local audience
- 17 other Cape Coral area realtor sites were scored for comparison; most skipped as franchise, out-of-area or already modern
What we found
- No headline or 'since 2005' story on the first phone screen
- City pages are IDX feeds with one boilerplate sentence and no local content
- Bilingual team not mentioned on the homepage
- No sticky call bar and free market analysis buried
- Three different phone numbers across header, schema and About page
The audit
What was holding it back.
Tested 2026-10-25/26
- First paint 6.5 s; main content (LCP) 17.8 s
- Total blocking time 33,070 ms
- Layout shift 1.0 (worst possible)
- Speed index 26.5 s; page weight 6.6 MB
- Mobile performance 1 with an LCP of 17.8 s and 6.6 MB page weight
- Layout shift 1.0: the page jumps around while loading
- First phone screen is a generic search form over a stock photo that says nothing about who they are
- Only H1 is the page title stuffed with a phone number
- 6 of 9 images have no alt text
- City pages are IDX feeds with one boilerplate sentence and no local content
- Homepage counter says '18 Years' when the brokerage is 21 years old
- 'Boating Map' page is empty and the office address is not printed anywhere visible
- Three different phone numbers across header, schema and About page
- No sticky call bar; free market analysis is buried and testimonials sit on an inner page
- Site returns 403 to a default headless browser
Brand & design
The Brass Key / Gateway to the Gulf direction.
The business name becomes the concept: a gateway to the Gulf. A brass house key is the page spine, its bow framing a Cape Coral canal sunset, in dark evening teal with brass and sunset-orange accents. It reads as established and warm rather than template real estate.
- Deep evening teal#0C2F36
- Near-black#0A1316
- Brass#C9A15B
- Sunset orange#F08A3C
- Warm ivory#F4ECDC
Type
- DM Serif Display for headings
- Inter for body, self-hosted woff2 and preloaded
Signature moments
- Brass key turns as you scroll the hero: bow rotates and sunset glow brightens
- Key shaft draws down the page carrying the stats, then the key bit with four teeth (call, market analysis, search, keys) lights up one by one
- Count-up stats: since 2005, $500M+, 12+ agents, 13 communities
Imagery
- 16 generated art pieces: brass key parts, canal sunset hero, five service photos, market-analysis home photo, team ring, German banner, share image
- Marlin-and-sun logo redrawn as SVG from the original
- Owner photo taken from the business's own site, used for the owner only
- No AI faces on real names; team shown as brass-ring initials
5 desktop mockup directions were generated (A to E, including an arch gateway, editorial, and airport-arrivals ideas); direction E (teal and brass key spine) was approved, plus one mobile mockup.
Under the hood
How it is built.
Built to convert
- Tap-to-call and free market analysis above the fold
- Free market analysis and contact forms open a pre-filled email (no backend)
- Search homes and community buttons link to the business's live IDX search
- Real testimonials from their own page plus a link to Google reviews
- Short German page for German-speaking buyers
- FAQ, team page with initials, 13-community list
Built to rank
- Real H1s per page instead of a phone-number title
- Local pages for Cape Coral, Fort Myers, Pine Island and Matlacha, and Lehigh Acres with different local content
- Hidden from search (noindex) until the owner approves
Built to be fast
- CSS scroll-driven animation using transform and opacity only
- content-visibility:auto on below-fold blocks and count-up throttled to about 14 fps
- Fonts self-hosted and preloaded; drop-shadow filters removed from key art
- Reduced-motion turns animation off
Good to know
- LCP 2.3 s and 303 KiB total size in the local run
- SEO capped at 69 because the concept is noindex until the owner approves
- Before scores were from a loaded machine, so the 1 is pessimistic
- Google rating and review count not checked; site links to Google instead
- A concept built unprompted: the business did not commission it, and the details (reviews, photos, prices) would be confirmed with the owner before any launch.
